The S3 Development at King's Cross is an 11-storey mixed- use building. Providing 26,000m 2 of Grade A office space, it is one of many new high-quality buildings as part of the Kings Cross regeneration.

We are proud to be part of this high-profile and challenging project, delivering sprinklers, pre-action, gas suppression and dry risers within Building S3.

All systems were fully modelled to BIM LOD 200. The dry riser system was designed to comply with the requirements of BS9990, the sprinkler system was designed to BSEN 12845 standards certified to LPS 1048 and the gas suppression systems to BSEN 15004 with LPS 1204.

All sprinkler pipework on the office floors has been powder coated – RAL 9010 (colour & Sheen percentage) to suit the aesthetic of the space.
