One Nine Elms, a prestigious mixed-use development in London with a height of up to 57 storeys, required a robust and compliant fire protection system to ensure the safety of residents, hotel guests, and staff. Hall & Kay were contracted to design, supply, and install a comprehensive automatic sprinkler system, wet riser system, and gas suppression system, ensuring full compliance with UK fire safety regulations.

We installed a full coverage automatic sprinkler system to protect the full development, complying with BS EN 12845 and BS 9251 for residential use. The sprinkler system is served by concrete storage tanks and a pump system. The tanks provide a minimum run time of 60 mins, ensuring an uninterrupted water supply. The primary fire pump was installed as an electric motor-driven fire pump with a standby diesel motor-driven pump to ensure redundancy in case of failure and jockey pumps to maintain system pressure, preventing unnecessary fire pump activation.

A Wet Riser system was implemented for this project to provide a reliable water supply for firefighting operations across multiple floors. This included two wet riser tanks supplying water to the system, two automatic 3 stage wet riser pumps, landing valves at every floor level, allowing firefighters to access water instantly, and a 100mm rising main, ensuring efficient water distribution.

For high risk areas such as electric rooms and communications hubs, a Novec 1230 gas suppression system was installed to provide rapid fire extinguishing without damaging sensitive equipment. The control panel features a 24 hour battery backup for reliability during power loss.

Our expertise ensured that One Nine Elms is protected by a cutting edge fire safety system, meeting all compliance standards while providing maximum safety for occupants. The combined sprinkler systems, wet riser, and gas suppression provide a multi layered fire protection strategy tailored to the unique needs of this high-rise development.

Our Project Director, Rob, said “One Nine Elms has been a challenging project not only due to the complex design of both commercial and residential sprinklers, wet riser and gas suppression systems across two towers but also covid and financial issues with the developer led to work stoppages impacting construction progress. Looking back now to see the finished article is very rewarding and shows the hard effort both Hall & Kay and the other contractors made to achieve PC on this prestigious build.”
